Sedona Arts Center’s annual Plein Air Festival is in full swing through October 22 with dozens of artists exploring our community creating, painting, and making new art! Three Festival Paint-outs, free and open to the public, will feature 30 notable American artists—creating unique pictures live and on the spot. The public is invited to L’Auberge de Sedona, Seven Canyons Resort, and Uptown Sedona to meet world-class artists and enjoy new painting as it is being created. At the end of each Paint-out event, the artists will frame and present the works for sale on the easels they used to paint. Each event features awards provided by Gamblin Oils and Guerrilla Painter. Don’t miss these three wonderful opportunities to connect with Sedona’s growing plein air identity.
My friends, have these last months been full of intensity, overwhelming waves of emotion, and such? We have three fate-changing eclipses to thank. For some it was a pinnacle of love and joy like no other time, or a big weight lifted.
If otherwise, frankly, put your arms around yourself, vigorously rub and pat your heart to soothe your soul, then repeat after me, “I love myself, forgive myself and others, and surrender to God,’ having faith that by the end of a week, you will likely see your double rainbow.
Some deal with the effects of literal hurricane force winds, and loss, others face medical realities, or are at the end of their emotional rope with other deep, dark rumblings. Through the tunnel there is always the light, and it shows up sooner when we remember it is there. Ask how is ‘this’ here to help my soul remember the truth and return to faith that all is always okay, as everything has a reason.

Decades ago, the book Nineteen Eighty-Four (1984) was a popular fictional tale set in the far future of 1984. By 1984 we were cautioned, we could be watched by Big Brother, but hoped it wouldn’t be a reality, and doubted it, right?
In the mid 90s I began working in television in California, and was sent across country to learn about current and soon-to-be more updated information gathering. I was shocked to learn that many average television viewers were already being watched, and it would become even more prevalent and gather more information on many of us, than we knew and would likely approve.
Here we are at the last months of 2016 and every action and word we say can be gathered by complete strangers and put on view for all to see. Watch yourself.

Why settle for a snapshot, when you can create a masterpiece? In my one-day workshop, you will learn how to take amazing photos using only your iPhone, iPad or iPad Mini. You’ll learn how to shoot, edit and share remarkable landscapes, portraits and the macro world around you all from your iPhone. Explore amazing new tools of the trade such as an external zoom, macro, wide-angle, fish-eye lenses (currently for iPhone 6–6s/Plus), explore using mini-tripods (that you will get free by taking this class) and so much more. Learn to use basic framing techniques and editing tools to move beyond the ‘snapshot’ and into the realm of stunning photography.
As we find ourselves in the middle of the busy fall season, it should be noted that it's on target with annual averages. There are currently 392 residential units on the market (includes homes, condos, townhomes, manufactured) and approximately 20% of the available homes are tied up with buyers. There are 85 homes in escrow, which leaves true available inventory at 307 units. If you look closely at the homes in the process of being purchased - the median price is approximately $500k. Of these 85 homes the average market time is 148 days on market - which is about a month shorter than the average market time to sell. This solidifies what I have been telling clients for the last year or so - "If it's priced well when it comes on the market it's often sold in a matter of days."
Inventory of available homes in the lower price ranges is shrinking rapidly - under $300k there are only 3 available homes and an additional 12 condos and townhomes. This is a major decrease in availability over the last year - and there's no end in sight for the upward movement of the lower end of our marketplace. There's a fair bit of interest in the mid range homes ($500k-$750k) with 26 homes currently tied up with buyers, 11 homes in escrow between $750k-$1M, and 4 homes over $1M. Most of the numbers are as expected, but the suprise is the $500k-$750k range coming in much healthier than it has been for the last few years.
The wildcard in the current Sedona real estate market is the January 1st rollout of the short term vacation rentals (see a prior RRN article here). I'm not sure of how this will play out - but there's already an increase in the number of vacation rentals available in Sedona as of January 1! There was also a recent article that showed that an apartment complex has posted eviction notices to tenants and were told that the complex will be rented out as short term rentals. I'm sure that we'll see more about this in the coming months, but a quick look at the inventory of rental homes shows that demand is very high. I'm predicting a rise in sales in the next few months as owners prepare to rent out for both short term and long term. Stay tuned...
